Generally, a roof that is leaking and is 40+ years old will require a re-roof. We will be able to superficially determine if you need a re-roof during the site survey. However, there are times that despite a site-survey, when actually working on the roof we find there is internal structural damage. Yes, we check to make sure that the rafter spacing is appropriate to support the load placed on the roof. Generally, most roof structures are adequate, but we carefully check to see if your roof is also in good shape as well because you would not want to install a solar system only to have to replace the roof a few years later.
